EL PASO, Texas (KTSM) — An apartment complex dedicated to senior citizens broke ground on Monday, March 11 in Las Cruces.
The Pedrena Apartments will be built at the corner of El Paseo Road and Farney Lane. It will be age-restricted to residents age 55 and older. It will have 80 apartment units, that are either one or two bedrooms in size.
The cost to develop the complex is $25.4 million, according to the development team led by Thomas Development of Boise, Idaho. The company has developed 85 “affordable” apartment communities in the Mountain West region, according to a news release sent out by the developer.
All 80 units will be reserved for individuals and couples earning no more than 60 percent of the area median income, and income and rent will be subject to restrictions for 40 years, according to the developer.
The development team also includes general contractor Crestline Construction from Las Cruces.
Of the 80 units to be built at Pedrena Apartments, 74 will be in a three-story building with central hallways and two elevators. The amenities will include in-unit washers and dryers, a business center, a kitchen, a library, an exercise room, and a private meeting room to be used for social services.
Outdoor amenities at Pedrena Apartments will include a dog park, a patio with outdoor furniture, and a barbecue. Additionally, ADA-compliant access to Frenger Park will be constructed.
The development is expected to be built by summer or early fall in 2025.
